Maronda is building houses at record pace in Upper Burrell in a housing plan called Chapeldale. Chapeldale features home in the range of 3,000 to 6,500 square feet, includes two fire places, cathedral ceilings, paved driveways, seeded yards, and more. Many of these houses have a higher square footage due to the new concept called the “in-law suite”. These houses come with basement fully equipped and more than large enough for an in-law suite.
The Chapeldale plan has already sold phase I (23 houses) & II (11 houses). These two phases were sold out before half the time phase I was allotted for development. Patrick Green, Chapeldale’s customer representative says, “This area is convenient and has a great school districts as well as nice sized lots.”
Maronda Homes at Allegheny Township is in the process of completing Phase I now have only 5 houses/lots left unsold. Phase II has been approved by the Allegheny Township Supervisors pending final details, according to Dave Soboslay at the Township office.
Here is what Justin Stitt had to say about Hawk Valley in Allegheny Township:
“Our homes are designed to give our customers the maximum living area per square foot” says Justin Stitt Sales Representative at Hawk Valley. “Our mission is to keep our costs down so we can give you the most home for the dollar, that’s how we achieve an easily observable better value.”
With Town Homes starting at $110,900 and Single family homes at $135,000 Maronda certainly has achieved an amazing price. When asked how Maronda is able to build such great homes so inexpensively Mr. Stitt responded “It’s a combination of ingenuity and common sense. Maronda has simply analyzed the trends of the real estate industry and implemented cost cutting techniques in facets of the business that do not add value to the home.”
Mr. Stitt explained several of Maronda’s many cost saving techniques. Unlike their competitors Maronda does not co-broke with realtors saving the 7 ommission that is usually added to the price of the home. They buy materials in bulk, getting huge discounts due to their volume of business, and they do not spend a lot of money on advertising. The result is a great home at a great price.
“We have some tremendous opportunities right now and with interest rates on the rise I hope people take advantage while they still can.” Maronda’s zero money down program makes it easy for first time buyers and move up buyers to take advantage of those low rates. The program pays all of the closing costs allowing customers to get into a brand new home with nothing out of their pocket.
